Our 2025 STR Furnishing Benchmark Report analyzed 3,487 completed furnishing projects across 42 states, totaling $64.3 million in spend. Four findings from that research shaped every MADU package.

Bedrooms drive the return. Of every design element studied, bedroom quality had the highest measured ROI impact, and king beds and high-quality linens ranked among the highest perceived-value amenities. Every MADU package leads with a king primary bedroom and complete layered bedding in every room, not just the primary.

Procurement is the bottleneck, not design. Roughly 60% of a typical furnishing timeline is procurement and shipping, and furniture availability is the single largest determinant of speed. One in four projects hits at least one item delay. MADU removes procurement from the equation: one order, one shipment, everything together.

Durability is a cost line, not a preference. Underinvesting in durability was one of the most common causes of underperformance, driving higher replacement and maintenance costs over time. Every MADU piece is specified from commercial and hospitality-grade lines.

Neutral and layered outperforms across markets. The most prevalent design style in the dataset, at 45% of projects, was Modern Comfort: neutral palettes, clean lines, layered textures, durable materials. It performed consistently across urban, suburban, and hybrid markets. That's the basis for the single MADU style line.

Sleeping capacity is a pricing variable. Peer-reviewed research finds a positive correlation between guest capacity and nightly rate, and market data consistently shows average daily rate scaling with bedroom count. Packages are specified to deliver comfortable sleeping positions without crowding the footprint.
