Most furniture sold to short-term rental owners is residential furniture. It looks tired after a season of guests, because that's not what it was built for.
Every furniture piece in a MADU package is specified from commercial and hospitality grade lines, tested at the manufacturing level against protocols aligned with BIFMA and ANSI standards, with independent laboratory verification of materials.
Upholstery rated 30,000 to 50,000 double rubs
Residential upholstery commonly tests in the low thousands. This is the heavy-duty end of contract grade.
Flame-retardant fabrics
Compliant with California Technical Bulletin TB 117-2013, independently tested and passed.
PFAS-free fabrics and lead-free coatings
Meeting 16 CFR 1303, with independent testing returning lead not detected.
04 Structural testing on every category
Beds loaded to 529 lbs distributed across the side rails. Seating tested with a 225 lb impact drop permitting no more than a quarter inch of permanent deformation. Mirrors hung on hardware rated to twice the mirror's own weight.
Three-year limited warranty
Against manufacturing defects on every piece, from the date of delivery.
Testing is performed at the manufacturing level to protocols aligned with BIFMA and ANSI contract furniture standards, supported by independent laboratory analysis of representative materials. Results describe the samples and materials tested and are not item-level certifications.

Review & sign your agreement
We send your order agreement listing every piece in your package. Once it is signed, we send your invoice. Payment is by wire or ACH, and financing is available for qualified buyers.
We schedule your delivery
Once payment is confirmed, we place your order and contact you to schedule delivery. Everything arrives together as one consolidated shipment, curbside with liftgate service.
We confirm wire instructions with you before you send anything. Our wire instructions never change by email. Assembly and installation are not included.
First Access
The first delivery wave is capped.
We're opening MADU to a founding group first, with a limited number of slots in the first delivery wave. Orders placed in the first wave ship ahead of the fall booking season.
When the first wave fills, the next wave opens. Slots go in the order they're claimed.

The Research Behind Every MADU Package
Bedrooms drive the return. Of every design element studied, bedroom quality had the highest measured ROI impact, and king beds and high-quality linens ranked among the highest perceived-value amenities. Every MADU package leads with a king primary bedroom and complete layered bedding in every room, not just the primary.
Procurement is the bottleneck, not design. Roughly 60% of a typical furnishing timeline is procurement and shipping, and furniture availability is the single largest determinant of speed. One in four projects hits at least one item delay. MADU removes procurement from the equation: one order, one shipment, everything together.
Durability is a cost line, not a preference. Underinvesting in durability was one of the most common causes of underperformance, driving higher replacement and maintenance costs over time. Every MADU piece is specified from commercial and hospitality-grade lines.
Neutral and layered outperforms across markets. The most prevalent design style in the dataset, at 45% of projects, was Modern Comfort: neutral palettes, clean lines, layered textures, durable materials. It performed consistently across urban, suburban, and hybrid markets. That's the basis for the single MADU style line.
Sleeping capacity is a pricing variable. Peer-reviewed research finds a positive correlation between guest capacity and nightly rate, and market data consistently shows average daily rate scaling with bedroom count. Packages are specified to deliver comfortable sleeping positions without crowding the footprint.
